A notice period of a month or two and a security deposit worth several months' rent make moving out of a rented home one of the more expensive parts of relocating in Bangalore — and the deposit is exactly where most disputes start. Across thousands of moves, we've noticed the tenants who get their full deposit back are rarely the ones who argue hardest at handover; they're the ones who documented everything before there was anything to argue about.
This is the checklist we ask customers to run through before moving day, built from the deposit disputes we've seen most often — from gated communities in Whitefield and Sarjapur Road to independent houses in Jayanagar and HSR Layout.
Check your rental agreement's deposit and notice terms before you plan the move
Karnataka doesn't cap the security deposit a landlord can charge, so Bangalore deposits vary widely in practice: independent houses and owner-managed apartments often ask for 8–10 months' rent, broker-managed flats in IT-corridor areas like Whitefield, Sarjapur Road and Electronic City typically settle around 3–6 months, and PG or shared accommodation usually asks for just 1 month. Whatever yours is, the refund conditions are set entirely by your signed agreement — re-read it before you serve notice, not after.
Most Bangalore leases require 1–2 months' written notice before vacating. Moving out early without serving it is one of the few deductions that's usually enforceable, since it's normally spelt out in the agreement itself. Serve notice the moment your move is confirmed — it also gives you a fixed handover date to plan your movers around.
Document the flat before a single box leaves
A handover with no paper trail is where a fair deduction and an unfair one start to look the same. A week of documentation before moving day removes almost all of that ambiguity.
- Photograph and video every room, wall, fixture and appliance the week before moving — date-stamped photos are your only proof if a damage claim shows up weeks later
- Read and photograph the electricity (BESCOM) and water meters on the day you vacate, and keep the last paid bill — unpaid utility dues are a common, legitimate deduction
- Re-read the clause on painting and "restoration to original condition" — many Bangalore landlords charge a flat painting fee regardless of wall condition; know whether yours does before handover day
- List fixtures that came with the flat (geysers, chimney, wardrobes, curtain rods, modular kitchen units) against the original move-in inventory, if one exists, so nothing gets billed as "missing" by mistake
What landlords can and can't fairly deduct
Ordinary wear and tear — faded paint, small nail holes, a worn doormat — isn't chargeable damage under any standard tenancy agreement; genuine damage (a cracked tile, a broken fitting, a burn mark) is. The distinction is where most disputes happen, which is exactly why the photos from move-in — and the ones you take now — matter.
- Usually fair: unpaid electricity/water/maintenance dues, actual damage beyond normal wear, an unpaid notice-period shortfall, missing fixtures listed in the original inventory
- Frequently disputed: a flat painting charge applied regardless of wall condition, "cleaning charges" beyond a normal broom-clean, deductions with no itemised bill or receipt attached
- If a deduction feels unfair, ask for the actual receipt or quotation behind it — a landlord using a real painter or plumber can usually produce one; a round-number deduction with no paperwork is worth pushing back on
Handover day: get it in writing
Do the final walkthrough together, room by room, with your landlord or their representative present — not after they've left. Note the meter readings on a simple handover sheet, sign it together, and photograph the empty flat as your final record.
Before handing back the keys, get written or WhatsApp confirmation of the deposit amount to be refunded and a timeline for it. Most Bangalore landlords return deposits within 15–30 days of handover, once the final month's utility bills are settled — ask for this while the conversation is still friendly, in the same message where you confirm the keys are returned.
If your move includes a storage gap — new place not ready, or leaving Bangalore altogether — book short-term storage and complete the handover on schedule anyway. Holding on to a vacated flat past your notice period to store a few boxes usually costs more in extra rent than a month of storage does.
If the deposit doesn't come back on time
Start with a polite written follow-up — a WhatsApp message referencing your handover date and the agreed timeline gets most delayed deposits moving; landlords lose deposits to genuine forgetfulness more often than bad faith.
If deductions appear that weren't discussed, ask for itemised proof before agreeing to anything, and keep every message, photo and the signed handover sheet. That paper trail is exactly what Karnataka's Rent Authority or a consumer forum will ask for if the amount is large enough to pursue formally — rarely worth it for small disputes, but a real option for a multi-month deposit.
For the move itself, a fixed written quote after a free survey and a documented moving-day checklist protect you on both ends of the transaction — nobody can dispute a bill or a condition report that was agreed in writing before the truck arrived.
